La Manga Club's General Community - Introduction
The General Community of La Manga Club comprises all communities, commercial premises and those establishments owned by Inmogolf S.A. (the developer) within the complex of La Manga Club. Through a governing body it is responsible for the private security, rubbish collection, medical services, maintenance of the Owners Clubhouse, and road cleaning, public gardening, public lighting, and pest control in the common areas. For this purpose it has a budget, agreed annually, and levies community fees on Owners in accordance with the relevant co-efficient.
The governing body is formed by bringing together in General Meeting the various Community Presidents, Vice Presidents, Administrators and Advisers, when matters relating to the community as a whole can be discussed. The General Meeting is governed by the Horizontal Property Law and approved Byelaws, and in consequence, any resolutions, passed pursuant to the provisions of these are binding on all Owners.
General Meetings are held as and when necessary whilst an Annual General Meeting, open to all Owners, is normally held in February. At this meeting various reports are made, audited accounts are presented together with a budget for the ensuing year and the election of the General Community officials takes place. It should be noted that only Presidents, acting on behalf of their Owners, may vote.
